Uniform Appraisal Dataset (UAD) 3.6 outlines the biggest change in residential appraisal reporting in 15 years, which takes effect on November 2, 2026. The new system moves away from unstructured text narratives and averaging property features, meaning appraisal values and data defects will be much more transparent and easier for underwriters to review. Learn what is changing in the report. Know how an appraiser measures a residential property. What to expect on site and with appraisal timelines. Understand how you can help expedite the appraisal process and what you can provide. Encourage your borrower to ask the lender a few simple questions: “Which appraisal report format are you ordering? What type of appraisal is required for this loan?”
